Window Sash Repairs
Window sashes need to be regularly checked for mold, mildew and other damage. By catching these problems early you can save money on future repairs.
The sash is an interior framing that can be moved vertically upwards or downwards in windows that open. This article will show you how to carry out a few simple repairs to the sash.
Weather Stripping
Wood window sashes give the classic look to your home. When properly maintained, they will last for a long time. However, they may become damaged or deteriorate over time because of exposure to the elements and wear and wear and tear. The first step for repair sash window damage is to fix weather stripping. It's found on both the sash and frame. If it's loose or worn out, it can lead to drafts and other problems. If a sash isn't easy to operate you can try spraying some oil into the jamb channel then open it to see if it fixes the problem. If the problem persists it's likely that the sash balance is off. Ideally, window sashes must move open and shut with very little effort, but this can be an issue when the weights wear out or if the sash that joins rail isn't properly coated. This can be due to various reasons that include an absence of maintenance or a mismatched weight rating.
If the hinges on windows begin to slide, this can cause the sash drag and eventually hit against the frame in the opposite corner (Photo 1). To correct the issue ensure that the sash is in the proper position within the frame opening and then remove it. If the sash has been screwed onto the hinge arm, unbolt the hinge and replace it. (Photo 2). Then, you can install the new sash (Photo 3).
Old windows, particularly those in older houses, can be difficult to open and close because of sagging hinges and a general inefficiency. In many cases, a few simple repairs can transform these windows into smooth operation for the first time and save the homeowner money on energy bills.
It is important to have the tools needed before you start. Begin by marking the location of the hinge channel on the frame with a pencil (Photo 1). This will help you to place the channel in the proper place when you are finished. Remove the sash, and then remove the hardware, including the parting beads (Photo 2) and the cords or chains that hold it in place. Heat gun with nozzle shield and a medium setting can soften any putty that has been hardened. Remove the old sash, and put it in a labeled bag.
Sash Weights

Sash weights consist of iron or lead cylinders that are encased in a concealed cavity and attached by ropes to the moveable window sash. After you have the sash stopped and the access panel removed, you'll be able to take off the old sash weight and replace it with new. After the new weight is installed, run the string through the sash pulling mechanism. Then, you can nail the string to the boxed frame, but leave a few inches of string hanging from the head for future adjustment.
Sash Cords
Most double-hung windows of the past have a cord or chain connected to the weights that helps keep the sashes balanced in the jamb. Over time, these chains may become damaged and render it impossible to raise windows. A new sash cable will restore the ability to move and lower the sash and keep it in place when it is opened.
To replace sash cords the first step is to remove the access panels from the jambs. They are typically fixed or screwed in and will need to be removed or moved. You could use a hammer or chisel to remove them however, it is always best to lay down dust sheets before commencing any work.
After removing the access panel, you can begin to work on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves with the chisel or flat bar. They are usually wedged in or nailed in, but they can be removed, so it's worth taking your time here. If the sash is still in place, break the mortise and the tenon joints by using pin punch and hammer or screwdriver, then remove the wood pegs that are on the components. You should now be able to move the sash back and forth freely, though it may require lubrication if it feels stiff.
With the sash open, measure enough sash cord/chain to reach from the pulley on the top of the jamb to the sash slot in the bottom. Cut the chain or cord and secure it as in Step 6 above. You can use either nail, hammer or screws. However nails are less likely to cause damage.
If you haven't purchased an upgrade kit to replace the old counterbalance system it is recommended to keep the original balancing weights in place. They are not expensive and glazing are easy to install if you buy them from salvage shops for architectural use. Depending on the size of your window, one or two sash weights might be required to keep it open.
